How do VA loans work?
In short, the VA guarantees a portion of VA loans. That means if you default on your loan, your lienholder is guaranteed to receive a portion of your home's value from the VA. That may not seem important to you, but it translates into better interest rates on mortgage loans.
It's also important to note that the VA does not serve as the mortgage lender. Private lenders make and service home loans to veterans. That means you'll make your monthly payment to a bank or mortgage company, not the VA.
Who's eligible for a VA loan?
Veterans and service members of any branch of the U.S. military, including the National Guard and Reserve, are eligible for VA mortgage loans. Surviving spouses are also eligible. Applicants must meet minimum service requirements, and veterans must have been honorably discharged. You'll also need to meet your selected lender's credit score and income requirements to qualify for a loan.
How do you apply for a VA loan?
The first step in applying for a VA loan is applying for a <a href="https://www.va.gov/housing-assistance/home-loans/how-to-apply/" target="_blank">certificate of eligibility</a> from the Veterans Administration. Once you have this document, you can take it to your preferred lender to show that you qualify for a VA-backed loan. At that point, your lender will check your credit and income to ensure you can meet the monthly payments for the home you have selected.
Benefits of VA loans
The availability of 100 percent financing is perhaps the biggest benefit of VA-backed loans. That means you don't have to make a down payment when purchasing real estate. You can finance the entire purchase price, which is helpful when you don't have cash for buying a house. Additionally, since the VA guarantees a portion of these loans, veterans are able to get lower interest rates. Lower rates mean lower monthly payments. <a href="https://www.sellingmyrtlebeach.com/blog/pmi-basics-what-home-buyers-should-know-about-putting-down-less-than-20-percent/" target="_blank">Private mortgage insurance (PMI)</a> is also waived for VA loans.
Disadvantages to VA loans
Some people who are selling homes believe that VA loans take a long time to close and come with a long list of requirements that make the sale cumbersome. While VA loans typically don't take any more time to close than a traditional mortgage, some sellers don't want to work with buyers who are funded through the VA. These challenges can be easily avoided by starting with your pre-approval process first and ensuring your Realtor is aware of your funding source.

Annual Veterans Day ceremony — 11:00 a.m. Saturday, Myrtle Beach Convention Center, 2101 North Oak Street
Veterans Day service — 11 a.m. Saturday, North Myrtle Beach Memorial Gardens, 65 Highway 90, Little River. There will be entertainment and refreshments starting at 10:30 a.m. In the event of bad weather, the ceremony will be at Carolina Bays Church, 4360 Big Barn Drive, Little River. The guest speaker will be Ret. U.S. Army Col. Nick LaSala. Other guests will be Little River Elks Lodge #2840, Marine Corp. League, Little River Detachment # 1432, Horry County Fire and Rescue, the U.S. Coast Guard Auxiliary, the Nurses Honor Guard of South Carolina and Walmart. Lunch will be provided for veterans and their families after the service at the Little River Elks Lodge #2840, Highway 57, Little River.
3rd annual Welcome Home Golf Tournament — 9 a.m. Saturday, Long Bay Golf Club, 350 Foxtail Drive, Little River. The event is sponsored by the <a rel="noreferrer noopener" href="https://vwhrc.org/" target="_blank" data-t="{"n":"destination","t":13,"b":1,"c.t":7}">Veterans Welcome Home Resource Center</a>. All veterans will play for free, and all proceeds go toward ending veteran homelessness.
Surfside Beach has a Veterans Day ceremony — 3 p.m. Saturday, Memorial Park, next to the library on Surfside Drive. Step 1: WHY Sell Your Home Now?

This can make it enticing to sell now however if you don’t have a concrete reason, this may not be the right time. Selling a home may seem easy, but there are a ton of things that can throw a wrench in the plan. If you’re serious, you should have a timeline in place, a budget for any repairs or changes, and an outcome (price) that is acceptable to you as well as a plan for where you will move next.
STEP 2: Hire An Experienced Listing Agent
Choosing a realtor is one of the most important steps in the process. You want a realtor that is experienced enough to provide insight and guidance yet also one you trust to keep your best interest in mind.

FEMA Zones & What The Risk Means To You
Federal Emergency Management Agency (<a href="https://msc.fema.gov/portal/home" target="_blank">FEMA</a>) designs and updates maps to display the chances of flooding based on historical events and data. You can check your property’s flood zone risk by checking the FEMA Flood Zones of Horry County <a href="https://www.horrycounty.org/gis/flood/" target="_blank">map</a>. These are the current and proposed flood zones and their predicted risk levels. Keep in mind these risk levels change over time and should be monitored on an annual basis.
Zone D: Risk is unknown as the land in this area has not yet been studied, but some amount of flooding is possible.
Zone X & C: Homes in these areas are at the lowest recorded risk. They are considered above or outside the 500-year flood level with a .2% chance of occurring in any year.
Zone B: Designation for moderate flood risk. These areas are considered to be between the 100-year (1% chance of occurring in any year) and 500-year flood levels. They include shallow flood areas that have an average of less than a foot of water.
Zone A, AE, A1-30, & AH: These areas have a 1% chance of flooding. AH alone also has average water depths of 1-3 feet.
Zone AO: These are areas at risk of flooding from a river or stream. They have a 26% chance of flooding over the course of a 30-year mortgage.
Zone V, VE & V1-V30: These are considered high risk zones and include the first row of beachfront property. Like the A zones, these areas have a 1% or greater chance of annual flooding and a 26% chance of flooding over the course of a 30-year mortgage, but with greater increased risk of flooding and additional hazard associated with storm waves.

Step 2: Find your Perfect Lot ...or Home

Once you know where you want to build, finding a lot suitable for the home you need is next. COMMONLY USED REAL ESTATE TERMS AND ACRONYMS YOU SHOULD KNOW
Appraisal - For buyers, your bank or lender will require an appraisal of the home you’ve chosen to purchase in order to ascertain the worth of the house for lending purposes. An appraisal is performed by a licensed appraiser and is an estimate of the market value of the home. The estimating process is determined by examining the property, looking at the initial purchase price, and comparing it with recent sales of similar properties.
Closing Costs - Closing costs are fees associated with the completion of the real estate process, including lender’s fees, taxes, homeowners’ and title insurance premiums, deeds, real estate agent commissions, inspection and appraisal fees, and attorneys’ fees. Be prepared as these fees typically amount to about 2-5% of the purchase price of the home, and that doesn’t include the down payment or the actual cost of the property. Buyers and Sellers both pay these costs when the property is transferred. Sometimes closing costs can be a negotiable item on a contract for a home purchase.
Comps (Comparables) - refers to similar criteria of recently sold properties in a certain area. Agents and sellers can use these comps to determine offering prices, listing prices, what to expect for sale price, and prepare market analyses.
<a href="https://www.realtor.com/advice/buy/what-is-a-contingent-offer/" target="_blank">Contingency</a> - A condition in your contract that prevents a legal agreement until or unless the condition is met. Common contingencies include home inspection, financing and home appraisal.
Conveys With Sale - These are the items included in the sale price of the home at no extra cost to the buyer. Items can include appliances, furniture, decor, or any other items that the seller intends to leave behind.
Down Payment - The amount of money a buyer pays at closing toward a home purchase.
Earnest Money - This is a partial payment submitted with an offer to show you are serious about buying the property. It is counted toward the down payment or closing costs, and refundable if the offer is not accepted.
Escrow - The holding of funds or documents by a neutral third party prior to closing. Escrow is there to protect both parties involved and guarantee that no property or funds exchange hands until all conditions of the agreement have been satisfied.
HOA (Homeowners Association) - If you’re buying a home or condo around the Myrtle Beach area, it’s common for neighborhoods and subdivisions to have an HOA. HOA’s collect monthly, quarterly, or annual dues that may go towards maintaining the community in addition to being responsible for specified issues, maintenance, improvements, and repairs. The HOA is also responsible for enforcing any covenants, conditions, and restrictions. Each association and community are unique so it’s important to consult with your <a href="https://www.crghomes.com/agents/" target="_blank">CRG Real Estate Professional</a> to determine what exactly is covered.
Inspection - Conducted by a licensed professional, an inspection is requested by a Buyer upon an accepted offer and reports the condition of the home and notes any needed repairs. This gives the buyer an opportunity to fully assess if they want to purchase the home as is, suggest the seller complete or pay for repairs, or walk away if an agreement can’t be made.

Mortgage - A <a href="https://www.bankrate.com/glossary/m/mortgage/" target="_blank">mortgage</a> is a loan that a bank or lender gives you to help finance the purchase of a home. There are <a href="https://www.crghomes.com/blog/understanding-forbearance/" target="_blank">several types of mortgages </a>available for homebuyers. Some of the most common include:
ARM (Adjustable Rate Mortgage) - A mortgage loan with a fluctuating interest rate.
Fixed-Rate Mortgage – A mortgage loan that has an interest rate that won’t change throughout the life of the loan, usually 15 or 30 years. This is also referred to as a conventional loan.
FHA Loan (Federal Housing Administration Loan) – These loans are insured by the Federal Housing Administration and the borrower must first qualify. This is a popular choice among first-time homebuyers because FHA loans make buying a home more accessible and affordable for people with a low credit score or a small down payment.
PITI (Principal, Interest, Taxes & Insurance) - The four major components that make up your mortgage payment.
Principal - The amount borrowed
Interest - A percentage of your loan paid to the lender in addition to the amount borrowed.
Taxes - Property taxes
Insurance - Homeowners Insurance PMI (Private Mortgage Insurance) - A home buyer who puts less than a 20% down payment will have to purchase private mortgage insurance, commonly referred to as PMI. This protects the mortgage lender if a buyer defaults on the loan.
Pre-Qualified - This is getting your foot in the door of the home-buying process! Getting pre-qualified is the initial screening by a lender and is generally a fairly simple process. You will work with a bank or lender to supply basic financial information and in turn, the lender will give you an informal estimate of what you may be qualified to borrow. It’s important to note your pre-qualified number is not a guarantee or a committed number. If you’re serious about purchasing, the pre-approval process is a crucial next step.
Pre-Approved - This takes the preliminary loan process one step further and is most advantageous in a competitive market! Your lender will complete an official mortgage application and extensive financial check allowing them to provide you with a mortgage number for which you are approved. This may or may not be very different from your pre-qualified amount, hence it’s important to get a more concrete number before pursuing your home search. You’ll know just how much you can spend so your search is refined. It also enables you to move quickly once you find the perfect place as your offer won’t be contingent on obtaining financing. This could prevent you from losing the home to another potential buyer who already has financing arranged!
Pre-Approval Letter - Once you’re pre-approved, your lender will provide you a letter stating that you qualify for a specific mortgage amount based on the review of all of your financial information. This letter is great to show Sellers when bidding on a property. It proves that you have financial backing and the ability to proceed with the sale which makes you a much more attractive choice when competing against other buyers that may not have taken these proactive steps.

WHAT IS A RADIANT BARRIER?
Shingles on your roof attract and absorb the heat from the sun causing your roof and attic to be the hottest places in your home. A radiant barrier is composed of an aluminum sheet that is placed in the attic or just below the roof sheathing. Without this barrier on your roof, heat will build up in your attic and radiate through the insulation into your home causing your HVAC system to work harder.
