  • $327,500 - Median home sales prices in April and May 2010 in Litchfied Beach and Pawleys Island. In April and May 2009 the median home sales price in Litchfield Beach and Pawleys Island was $300,000.
  • Home sales volume for April and May 2010 in Litchfield Beach and Pawleys Island was $18,940,080. In April and May 2009 the total home sales volume for Litchfield Beach and Pawleys Island was $9,732,901.
  • How does the real estate market in Litchfield Beach and Pawleys Island look moving forward? There are currently 33 pending contracts on homes in Litchfield Beach and Pawleys Island.

Pawleys Island Beach House In April and May 2010 the most expensive home to sell in Litchfield Beach and Pawleys Island sold for $3,900,000. This Pawleys Island oceanfront home is surrounded on 3 sides by water and is located on the northern end of Pawleys Island. This 5 bedroom 5 bathroom home is over 5,000 heated sq/ft and has tons of upgrades. This is the most expensive home that has sold along the Grand Strand since August 2008.

With the current homes that are pending in Pawleys Island and Litchfield Beach I think the sales volume will continue.

Preston, what are your thoughts on how the tax credit played in these stats??

In the Pawleys Island and Litchfield Beach area the average home price is well over $300,000, so I think these buyers are going to buy with or without a home buyers tax credit. I have sold a number of homes in the area, and only 3 of my buyers received the tax credit. If I did a lot more homes sales in the $150,000 and below price range I am sure I would have sold to a lot more buyers that receive the tax credit.
