CRG Companies Case Study Part 2: Securing the Perfect Lot Along the Grand Strand
The Guyer story began with enlisting the help of CRG Companies Realtor, Stacy Cook to assist with their relocation to the Grand Strand. They wanted to sell their second home in Wild Wing Plantation and build a home that would be more suitable to their long term plans of retiring in Myrtle Beach, South Carolina. Within 30 days of listing the Guyer home, Stacy had secured a cash buyer and they were now moving to the next step of securing a loan and locating the perfect lot.
Your Realtor is Your Best Asset
Our real estate agents have a solid presence in the market and a working knowledge of all local neighborhoods. They ultimately become a valuable resource for homeowners to find the perfect community as well as the vendors who have expertise in their specific needs. For the Guyers, a financial institution who could provide a construction to permanent loan was required. This is a popular loan for custom home building clients as it has only one closing for the lot as well as the construction contract; once construction is complete, the loan is modified as permanent financing.
Securing the Perfect Lot: Outdoor Living Required
With the perfect loan secured, the Guyers were ready for Stacy to begin the search for the perfect community. As a couple who enjoys golfing and the outdoors, they wanted to be in a golf course community, preferably on a lot with a view of the course. Mature landscaping with natural views as well as trails for biking and hiking were also high on their list. In addition to their lifestyle requirements, Stacy was charged with keeping their home plan in mind as well. The lot needed to accommodate the size and style of home they had in mind. Stacy worked closely throughout the lot selection process with the CRG Companies architectural design team to ensure she only showed the Guyers lots that would work for their home needs as well as their lifestyle.
This process allowed Stacy and the Guyers to review several potential properties efficiently and ultimately settle on a lot in the Blackmoor community. This Murrells Inlet community was mostly finished at the time and offers a community pool, clubhouse, and optional membership to its own public golf course.
