CLEAN, CLEAN, CLEAN

The single easiest thing you can do to prepare your home to attract potential buyers is to give it an extensive and thorough cleaning! Take time to clear out your closets, wipe down baseboards, and make sure to light some simple fragranced candles to clear up any cleaning product scents. A clean home will show buyers that you have maintained and cared for the home they might want to buy. Homes that look dirty typically receive lowball offers or potentially sit on the market with no interest.

LIGHT & BRIGHT

Maximize the light in your home! Homebuyers look for a home that is welcoming and natural light does just that. Take down the drapes, clean the windows, and cut the bushes outside to let in sunshine. Interior lighting matters too so change the lampshades and increase the wattage of your light bulbs. Create a bright and cheery place that potential buyers will remember feeling at home in.

REDUCE THE CLUTTER

After years of living in a home, it’s inevitable that you’ve developed some level of clutter whether it be in your closets, drawers, or garage. Clutter is distracting, unattractive, and can often leave a negative impression on buyers. Getting rid of unnecessary items makes it easier for buyers to see what you’re selling and it also creates the illusion of additional space. Additionally, it is a great way to get started on the packing up process, so that you can move out of the home more quickly after it sells.

NEW COAT OF PAINT

Speaking of neutral, one of the most effective ways to inexpensively update the look of your home is to add a new coat of paint. When it comes to selling you want to make sure that you choose neutral colors. Toning down the bright colors in the children's rooms will help buyers focus on the space and how they would utilize it.

DEPERSONALIZE

Your home is a huge part of your identity but one of the most important things to do when selling your house is to de-personalize it! When it comes to selling your home you don't want to highlight your personal taste. Put away those leopard prints and bold colors, and go for something a little more neutral. This includes the collages of family photos, memorabilia, collections, etc. Stage your home simply to attract a wide variety of buyers. Arrange your furniture to best showcase the floor plan and maximize the use of space.

One of the cheapest most effective ways to prepare your house for sale is to spray a 1:3 solution of bleach on the grouted areas of your shower/tub and sinks in all your bathrooms. This brightens and whitens old, dirty, gray or yellowed grout within seconds and requires no scrubbing. Just rinse or wipe down with a soft cotton cloth (wait 10-20 minutes for super stubborn stains) and voila! Good as new and smells great, too! Happy Selling!
