International Paper bought the Buist Tract in 1937, and while one section would be the future location of Carolina Forest real estate, another 30,000 acres was donated to Coastal Carolina University and about 9,000 more acres went to the state of South Carolina for the Lewis Ocean Bay Preserve. Also, a total of about 500 acres of the land were eventually sold to create a golf course and more Horry County schools to serve the burgeoning population of Carolina Forest.
